In one of Munich's most sought-after residential areas, just a few minutes' walk from Nymphenburg Palace, you will find this exceptionally charming coffee mill house in a quiet and green location. The villa combines historical elegance, stylish modernization and a rare garden idyll to create a home of exceptional quality on the beautifully ingrown south-facing plot of almost 900 m². As soon as you enter the house, you can feel the unique character of this property: the light-flooded, conservatory-like bay window in the living area, lovingly restored original details, fine oak herringbone parquet flooring, a stylish fireplace and an elegant solid wood staircase create an atmosphere full of warmth, atmosphere and security. Spacious, bright rooms with terraces and wonderful views of the countryside create a feeling of living that is rarely found in this form. In the course of the comprehensive core renovation in 2004, the attic and basement were converted into fully-fledged living areas that complement the two main floors of the villa and turn it into a small spatial wonder: with a spacious, cozy TV/study and a small wellness area with sauna in the basement as well as an airy bedroom with bathroom, separate WC and an additional sleeping area in the gallery under the roof. The renovation work was carried out with great care and a sense of aesthetics and authenticity - with the aim of preserving the charm of the classic architecture while creating contemporary living comfort. A particular highlight is the exceptional garden - undoubtedly one of the most charming in the entire area. The fully south-facing garden, designed by a landscape architect, delights with hundreds of lovingly selected shrubs and flowers, carefully chosen according to a planting plan so that there is always something blooming in the different seasons. An old, mature tree population, including a pear tree, mirabelle plum and two old apple varieties with a special flavor, as well as a large hornbeam and a Norway maple on the southern edge of the property harmoniously frame the property and give it the atmosphere of a park. Several terrace areas, including two new high-quality travertine terraces and an idyllic barbecue area in the garden, create perfect places for long summer evenings, family celebrations and relaxed outdoor living. What's more, thanks to its attractive building regulations, the property opens up rare long-term development prospects and additional building potential - without compromising the characteristic charm of the house or the spaciousness of the garden. A place where discerning families can realize their dream home and create value at the same time.
