In the heart of Munich’s historic Trudering neighborhood, in the pleasantly quiet residential area of Reginastraße, a unique housing concept is taking shape: four detached homes on fully subdivided lots with private gardens that together form a clearly designed ensemble. A understated design language, well-thought-out floor plans, and the careful arrangement of the buildings define the quality of this residential concept. The four townhouses impress with their clean, cubic design language and carefully placed projections and recesses. The result is a structure that appears calm and natural while at the same time standing out pleasantly from the crowd. Balconies, terraces, and garden areas extend the living space outward and create places to relax and unwind. The houses are intentionally set back slightly from the street-side building line. This also creates usable outdoor areas at the front with a direct connection to the living space—a private garden area that noticeably expands the townhouses. The floor plans are designed with family life in mind: open and inviting on the ground floor, flexible on the upper and attic floors. Depending on the house and individual needs, there are variations with three or four bedrooms or home offices on the upper floors, which can be adapted to different lifestyles.

Location info
Trudering is one of Munich’s most popular residential neighborhoods—and for good reason. The neighborhood combines a pleasantly quiet, established residential atmosphere with the amenities of a major city. Schools, preschools, shopping, doctors, restaurants, cafés, and sports facilities are all nearby, making everyday life hassle-free. Reginastraße is located in an area characterized by residential buildings, gardens, and a laid-back neighborhood. Here, you can enjoy a quiet and private lifestyle without having to forgo the benefits of city life. It is precisely this blend of peace and quiet, practicality for everyday life, and that quintessential Munich charm that makes Trudering so attractive. The area also offers plenty of recreational opportunities. Lake Riem, Ostpark, and the Waldtruderinger Forest provide space for exercise, relaxation, and time outdoors—close enough to naturally incorporate them into daily life. At the same time, Trudering has excellent transportation connections. The subway and commuter rail provide quick and direct access to downtown Munich. The Mittlerer Ring, the highways, and the airport are also easily accessible. The result is a residential area that combines many things: tranquility, short distances, excellent amenities, and that special feeling of being at home in Munich.

Highlights
The project focuses on the architectural and spatial quality of the homes. The technology used is designed to support these goals: it is reliable, efficient, and thoughtfully integrated—without taking center stage. The homes will be built as “Efficiency House 55” in accordance with the requirements of the Building Energy Act (GEG), using a proven solid-construction method with highly insulating bricks. The technical requirements for this are met. Further energy certification, for example to qualify for current KfW subsidy programs, is available upon request and for an additional fee. This is contingent on the existence of relevant subsidy programs at the time of application and on meeting the applicable eligibility requirements. An environmentally friendly air-to-water heat pump is planned for the heating system. The design is complemented by a decentralized residential ventilation system with efficient heat recovery. Naturally, a blower-door test will be conducted during construction to verify and document the building’s airtightness. The result is an energy-efficient, modern building with low operating costs, high living comfort, and long-term value retention. All living areas will be equipped with underfloor heating featuring thermostat-controlled individual room regulation. The Gira E2 switch series combines minimalist design with functional technology, thus complementing the homes’ clean architectural aesthetic. Upon request and for an additional charge, each house can be equipped with a chimney for connecting a fireplace.
